Here is where we feel most investors should be looking for those fat foreclosure real estate profits. Here's the drama where you get to play the hero...Hurray!
For one reason or another a home owner has been missing mortgage payments. She is now in default on the loan. The lender has waited as long as possible. But now, to protect his investment, he must begin a foreclosure by filing a Notice of Default, or Notice of Sale, or whatever it is called in your state.
Now the clock is ticking. The home owner has only a limited amount of time to "cure the default". That means to make up the payments and the lender's expenses in filing the Notice of Default. Under these circumstances do you think you have a
distressed home owner? Do you think you might be able to buy their house at a discount?
I hope you said YES, because this is one of your very best opportunities in real estate investing to get
a bargain buy. I hear you asking, "Yes, but how do I locate these motivated folks?" Thank you for asking..
The lender must PUBLISH the notice of default and sale. It is a legal notice that is required by law. I'm not kidding. You will find the names and addresses of these home owners in a paper of general circulation in your county. The names and addresses will be right there in the published notice.
If you haven't been doing a lot of real estate investing you might not realize just how powerful that is.
With most other ways of searching for homes to buy at a discount you either have to spend money advertising or you have to do a whole lot of leg work. With this little gem of knowledge all you have to do is gather those names and addresses from the
published notices and begin your marketing, however you choose to do that.
One problem with that method is that many investors can get that list so everyone is sending solicitations to the same sellers. I suggest marketing to areas you want to invest in with the knowledge that some of the people you're marketing to will be struggling. They will receive your marketing and think of calling you. This could be long before they're ever in foreclosure. That way none of the other investors even know they are thinking of selling...at a discount to get out from underneath their payments. You are the ONE person who may just stick out in their mind to call. Very Powerful!
We call the period between the time the Notice of Default is published and the scheduled foreclosure auction the "Pre-foreclosure Opportunity". It's like that time when the bank opens their vault every day. During this period you don't have to apply pressure on the owners, they already have motivation to sell. You just have to be there ready to buy.
And believe it or not - many will thank you for it.
Why would they thank you? If they do nothing and allow the home to be sold at the foreclosure auction they will have that foreclosure on their credit record for ten long years. But wait, here you come riding to the rescue - a good person who understands just how you can help them save face, keep a foreclosure off of their credit history, and maybe give them a few hundred dollars to help them move in with mother.
If you're really serious about making money through real estate investing you must have a complete proven system for working pre-foreclosures. This is the golden time for buying discounted property!
