"YOU Are The Area Expert"

In the last lesson you learned that it is realistic to expect that if you remain an active real estate investor for ten years, the single $200,000 property you purchase will almost double in value to $400,000! That's why folks get so excited about real
estate investing.

Just think about the effect that one property could have on your standard of living. Owning even one property, you'll be comfortable. Two properties ($800,000) - very comfortable. Three properties ($1.2 million) and you're financially independent. Six properties ($2.4 million) and you are a multi-millionaire. 

Compare that to the average American family that has less than $10,000 in savings. Start your real estate investment program now. Every person should own a home by age 25 and at least two properties by age 30.

INVESTMENT BENEFITS

Real estate investors benefit from exclusive tax breaks. You'll have spendable cash flow from rents, you'll grow richer every day through appreciation as property values climb every year in most areas, and you'll gain equity build up through mortgage pay down.

Your renters really make the house payments and buy the house for you. And perhaps the greatest benefit is pride of
ownership, the knowledge that you are in control of your own life and you are building your own secure, financial future.

Pride and the admiration of others are valuable rewards of real estate investing.

HOW TO DO IT

Deal Only In A Specific Local Area. You don't have to own a lot of real estate to become wealthy and retire. In most areas,
4 to 6 properties will be plenty. You'll soon learn how easy it is to buy those few nice homes.

Your busy life does not allow you to be running all over town, so it makes management sense to keep your properties limited to a specific area as close to home as practical.


If possible invest in an area with a population of at least 15,000 to 25,000. That will give you enough motivated home sellers to build a portfolio of from 4 to 8 profitable properties.

If you live in a large city, 15,000 to 25,000 people may be found near your own neighborhood.

In small towns and rural areas the required population is probably spread over a much larger area. Yes, you will spend more time driving from one opportunity to another, but it will be worth it!

For efficient management you do not want any property in your investment area to be more than about a twenty minute drive from your home if possible. By limiting your target area you will soon become very familiar with each neighborhood and the very best areas to own rental homes.

Another advantage to limiting your geographical investing area is that, over time, you will become acquainted with most of
the people who are involved with real estate in the area. Building inspectors, housing authority personnel, zoning board members, city councilmen, county commissioners, etc. These are all people who can help you if you will treat them with courtesy and respect and look for every opportunity to meet them.

WHAT'S THE HOUSE WORTH?

Properly ascertaining the value of a property is always a challenge for a real estate investor. That's the most important reason to stay in your selected investment area. Real estate values can change from one section of town to another, from one street to another, from one end of a street to another.

Buyers and renters want nice homes in desirable areas. They want their children to attend the higher rated elementary schools. They may wish to be located so that they are able to walk to public transportation. They want easy access to freeways and shopping.

By becoming an expert in one area you will be aware of these details and that knowledge can be worth tens of thousands of dollars when you are buying, renting and selling properties.

The smaller your investment area, the easier your research task will be and the greater likelihood for your success.

WHO CAN HELP?

Knowledge of your area is profit power. There may be a real estate agent in your area that could help, but most real estate agents work an area much larger than your investment area. Will they know the details that may result in large profits for you? Don't count on it. Most think in terms of commissions and not return on investment.


Property values are fickle. On one side of your area an extra 5,000 square feet of land or a 3-car garage might add $25,000 in value when compared with with another area. The successful investor just can not rely on anyone else. You must do the research yourself.

You can get help from your local chamber of commerce. Question the research person at your local library for answers.

See if the Board of Realtors publishes information you can access.

See if there's a real estate club in your area.

Network with other investors.

Do an Internet search.

Do what you have to, but become expert about everything related to real estate in your area. Schools, improvement bonds, parks, taxes, rents, etc.

Trust me when I tell you that not one in a thousand other investors are doing that kind of research. Your efforts will make you a better local appraiser than any homeowner, the majority of real estate agents and even a few professional appraisers.

You will soon know the value of every home in your area after a quick glance. That's a very powerful and profitable skill. It
will give you the confidence to make very profitable deals both buying and selling.

The knowledge gained from research and your diligence in making purchase offers will put you far ahead of all others.
